Deeds

A document that transfers ownership of real property and includes the parties involved, details of the transfer, & the description of the property (called a legal description). Types of deeds include Gift Deeds, Warranty Deeds, Quitclaim Deeds, and others.

Plats

A document in the form of a map that identifies the lots and blocks of an addition (also called a subdivision) and shows the divisions of land, boundaries, dimensions, property lines, easements, and other features.

Release of Liens

A lien is a claim placed on a property by a lender or creditor giving them the right to seize and sell the property if the owner fails to pay a debt owed to them. A release of lien shows that the lien has been paid.

Divorce Decree or Record

A divorce decree shows that a divorce has been finalized and contains the stipulations of the divorce while a divorce record is the proof of termination of a marriage.

Oil & Gas Documents

There are many types of oil & gas documents. Primarily, one would be interested in a lease and a mineral or royalty deed. A lease shows if a property is leased for drilling rights while a mineral or royalty deed shows the mineral or royalty owner. These two types are the ones most requested.

Which counties and areas do you work in?

Regardless of location, the process of obtaining documents is pretty much the same. However, I work to find deeds and other legal documents in different states all over the United States. I have the most experience in working in many different counties in Texas, Oklahoma, and Louisiana parishes. My area of expertise is in North Texas counties (including but not limited to Tarrant, Dallas, Collin, & Denton Counties), West Texas and South Texas. How much do you typically charge?

There are a lot of variables such as the document type, the document cost charged by the court or county, the amount of pages in the document, and the amount of time required to find your document, just to name a few. The best way to get a price is to request a free estimate by contacting me. Remember, there is no charge if I cannot find your document.

How long does it take to obtain a copy of my requested document?

There are a few factors that affect delivery time. Obtaining a certified copy takes more time than an official copy. Also, the court and county where the document is filed plays a major role. Counties with online records that can be researched and purchased take less time. On the other hand, some counties require that requests be made in writing and payments be sent by mail only. However, the delivery time has little effect on my prices. Your free estimate will also include an estimated delivery time.

What is the difference between an unofficial copy, an official copy, and a certified copy?

Depending on the county, different terms may be used. When purchasing a document, you may be asked which kind of copy you need. Unofficial copies are the free website versions and may have an “Unofficial” watermark. They are mainly used to show the public a search result. Official copies are issued by the court or county and serve as tangible proof of a record for safekeeping. Most official copies have to be purchased. A certified copy is an official copy that is signed and sealed by the county clerk certifying it is filed in their records. They can be used for legal matters and even be re-filed in a different county. Certified copies must be purchased and may sometimes arrive by mail only. I only provide official copies and certified copies but whenever possible, I will send an image of your requested document for you to verify before taking payment.
